Thinking outside the box

More and more homebuyers are turning to the internet when shopping for a home. With more and more inventory, it is paramount that homesellers do whatever they can to make their listing stand out. If you look on the MLS and REALTOR.com and other real estate search sites, more and more real estate agents are utilizing virtual tours. This is in addition to providing a series of photos. While these are useful methods to making a particular listing stand out from the crowd, there is a more powerful tool available that has become more practical with the advent of faster internet connections—the full motion video tour. There are many advantages to utilizing a video tour to help sell your home. In addition to posting it on real estate search sites, you can also share them on social networking websites. Video tours can also be put on a DVD to be played at the property during showings and open houses. Why would you need a video tour of a home when there are potential buyers already there? A video tour can be narrated and can point out the various features of your home that a casual observer might not realize. Remember that many times a Buyer’s Agent may be showing your property and your listing agent may not be there, so a video tour at the property is like always having your agent present at all showings to “sell” your home. A narrated video tour guarantees that your home is being shown in a proactive manner. Another advantage of a real estate video tour is that you can include community information. The city or town where a home is listed is an important consideration for a homebuyer. It’s always a good idea to make sure that a homebuyer is aware of the benefits of a particular community. A lot of time goes towards preparing a home for a showing. Homesellers take the time to clean the house and spend money after they leave so the property can be shown. Homesellers often become frustrated after a showing because a potential buyer was expecting something different than photos or virtual tours revealed. A video tour can save homesellers time and money on showings because only truly interested parties will come look at the property. They will already have an intimate familiarity with the home. Open houses are a great way to get potential homebuyers into your home. A video tour is like a having an open house 24 hours a day, 7 days a week without having to leave the comfort of your living room! They also provide a broader reach. Someone who is relocating from California to Massachusetts will unlikely make it to an open house on a Sunday between the hours of 1 and 3PM. However, they will be able to view a video tour of your property online. They will also be able to share it with friends and family around the world. Dynamic video tours with narration, music, and motion are also more interesting to look at. Therefore, people who aren’t even looking for a home are more apt to share it with friends and family—you never know who will be watching and possibly buying! Finally, video tours allow for increased “search engine optimization”. Whenever a “google search” is conducted, many search results are revealed. Video tours are a useful tool to help get your home higher on the list of results. It’s another way to make your home stand out from the crowd. “Source from Realtor.com”.

Buying a house? The FIRST rule is to GET PRE-APPROVED! Why? That is the total basis of the main criteria of the housing process. Unless you are able to fund the entire bill to buy a house. So getting pre-approval, savvy potential clients will do their own due diligence by inquiring their credit scores in advance. Resolving any incorrect items on your credit score report is vital, and getting satisfaction letters from any debt companies will speed up the loan process. Once you are pre-approved, now you can work on your choice of agent(s). Finding an agent that is right for you, not just calling a company and the agent who answer the phone is the one you go with. The internet is amazing, you can find a lot of information on the broker’s website. If you want more detail, there are several social medias out there to get some more personal relationship with your agent. With agent in hand, now the wish list needs to be put together(criteria). Location,School District,Lot & Block size,and finally Price. The more wants that are within your price range, the less available houses to choose from. It  may be true that it’s a “buyers market”, but there needs to be a give and take with the trade-off. One of the most important Rules(this applies to the agent) get an exclusive buyer agent contract  and consumer notice signed prior to viewing any houses with any potential client. The word is Procuring Cause for buyers who are not aware of the term and may be too eager to wait for their agent. Finding the house, buyers the emails that you receive from your agent or properties that you find yourself via internet or for sale by owner. It’s always a good policy to go to the area, and view the exterior of the house and surrounding neighborhood. To get a good assessment of the area, pictures on the internet can be very deceiving. Once you have a strong candidate, the steps go as follows. #1 Pre-Approval Letter, #2 Personal Check( Hand Money), #3 A signed contract, #4 A signed consumer notice(your rights of representation), #5 A reviewed and signed Seller Disclosure(if needed). Giving the seller a few days to reply, once an agreed and executed contract is in place. The time is of the essence count begins, according to the contract amount of time. You must waive or obtain a home inspection, depending on what kind of loan you have been approved for. A pest,radon,well,septic,water sample, are some additional inspection that may be preformed at this time. Once the results are in from all inspections, it’s time to review with your agent to any issues. A reply to inspection is the buyer’s request to fix or refund any or all issues with in these reports. The seller agrees or not, and either move forward or this kills the deal. Assuming that you are able to move forward, and some repairs will be made prior to closing. Getting all contingency completed, with inspection down. Next , find out if the house is insurable, if the house is ok. A declaration page (insurance policy)of the house will be need before closing. Proof of employment, W2s,are some additional items that may be needed.Clear title, encroachments,easements,etc… Mortgage commitment letter will be issued once all the criteria has been met by the buyer. Now its time for the final walk through, in PA. as per contract(unless otherwise stated) the house for sell must be broom sweeped and debris free. Lets CLOSE!, buyers must have a bank certified check of the closing amount. Buyers always bring a personal check book and government I.D. . Sign the HUD 1 and several other necessary documents and give the bank check and finally GET THOSE KEYS.   DID YOU KNOW?

Agents and Buyers -DID YOU KNOW?

In regards to FHA 203 k  loans involving a well on property, first when your clients order a home inspection. A well and septic inspection will be needed as well as a water sample test will also be required. A bacterial result for water sample will take 3 business days for results. If your water sample comes back with bacteria, you(the agent) will then need to put a reply to inspection as treatment needed to well to be performed by a certified specialist and or professional to meet epa standards to make water potable for consumption. Once the reply to inspection has been completed, it is suggested to immediately set up a re-test to confirm that the new filtration is working and meets epa standards, also satisfying the FHA requirements from the contaminant water sample report. For more information on the FHA 203k Loan program .
